Reservation Conditions Reservations must be accompanied at the time of booking by a 25 percent deposit. A reservation will not be confirmed until St. Maarten Beach Villas has actually received payment, at which time 10 percent becomes non-refundable. Final payment is due 60 days prior to arrival. The cancellation fee is 25%, 45 days prior to arrival. From 44 to 15 days prior to arrival the cancellation fee is 50%, and within two weeks of arrival the fee is 100% of rental monies. Deposits less 10% are refundable only if notice of cancellation is received in writing prior to the date the deposit becomes non-refundable. Guests are therefore urged to purchase travel insurance.
Settlement of Account Any additional expenses incurred while staying in either one of the houses will be paid before departure.
Liability It is important to remember that these villas are private homes, they are both staffed by the owners with a maid, gardener, and in some instances additional personnel. The owners can not be held liable for any damages arising in connection with the services provided by any member of the villa staff or facility provided by the owners. The owner can not be held liable for injury or damage to a guest or to any person who uses or is in either one of the villas, or be held liable for damage to their property, except to the extent that such damages are a direct result of the owners negligence. Each guest is responsible for all acts of the guest's family and all other persons the guest invites into the house. Guests must keep the house and all appliances, equipment, furniture, furnishings, and other personal property supplied therewith clean and in good order and repair. Failure to do so will entitle the owner to make appropriate repairs at the guest' expense. However, guests are not responsible for ordinary wear or damage by the elements. Guest must give the owners immediate notice in case of fire or other damage to the house or contents
